    Memphis lands Kyocera Mita distribution site
    Imaging company to consolidate operation at 300,000- square-foot center here
    Kyocera
    Mita America Inc., one of the world’s leading document imaging
    companies, is launching a national distribution center in
    Memphis.Kyocera officials said the new distribution center, which is
    expected to be opened in July, will serve 70 percent of the United
    States.”We selected Memphis because it will allow us to significantly
    improve logistics efficiencies to the majority of the country,” said
    Mike Pietrunti, president and chief operating officer of Kyocera Mita
    America.Kyocera signed a multiyear lease to occupy 300,000 square feet
    at Pro Logis Park Stateline in Memphis, on Getwell near Holmes.”When
    you talk about a global company like Kyocera, which is respected in
    everything it does, we’re real excited to kick off the park with them,”
    said Jeremy Giles, vice president and Tennessee market leader for
    Denver-based Pro Logis.Kyocera will consolidate its distribution
    operations in Memphis except for three facilities in Texas, New Jersey
    and California, giving the company a more efficient logistics
    operation. Company officials could not say how many jobs would be
    created.”By streamlining and centralizing our network, we will better
    manage inventory levels, reduce distribution costs and shipping points,
    and raise our ship-complete ratio,” said Pietrunti. “Our dealers will
    realize a lasting benefit.”New Jersey-based Kyocera Mita America is a
    division of Kyocera Corp., a leading developer and manufacturer of
    advanced ceramics and associated products, including telecommunications
    equipment, semiconductor packages and electronic components.Kyocera and
    Mita merged in 2000, combining Kyocera’s strength in printer technology
    and Mita’s prowess in copiers and multifunctional products.Kyocera
    employs more than 40,000 people worldwide and the company’s
    consolidated net revenues totaled $11 billion during the year ending on
    March 31, 2005.This is the first major industrial lease signing of the
    year, although several more users are close to signing leases for
    significant space.The new distribution center is also a win for
    Memphis, which has suffered as companies have increasingly decided to
    do business in DeSoto County.Jake Lawhead of CB Richard Ellis Memphis,
    represented Kyocera in the deal. Patrick Burke, formerly of CBRE and
    current managing partner of the Staubach Co.’s local office, also
    represented Kyocera.According to CBRE, the Memphis market ended the
    first quarter with 17,463 negative square feet of absorption, far below
    last year’s blistering pace.The Memphis market — which includes DeSoto
    County — ended 2005 with 5.4 million square feet of absorption. For
    the first time, DeSoto County led the way with 2.7 million square feet
    of absorption.The majority of last year’s absorption occurred in the
    first half of the year, bucking historical trends.Real estate experts
    said activity is picking up and that absorption should pick up in the
    second half of the year.”I think there will be upwards of 2 million
    square feet absorbed by the end of summer,” said Jim Mercer, leader of
    CBRE’s local industrial team. “I think we’ll probably end up with 4
    million to 5 million square feet of net absorption.”It Came from
