    Hewlett Packard Enterprise (HPE) has sold the former Juniper Networks headquarters at 1133 Innovation Way in Sunnyvale, California, for approximately $330.8 million to a New York-based affiliate of Bluerock in a major sale-leaseback transaction. The eight-story, 319,000-square-foot Class A office building, inherited by HPE through its $14 billion acquisition of Juniper Networks in 2025, will remain occupied by Juniper/HPE under a lease extending through 2047, allowing HPE to unlock significant real-estate capital while maintaining long-term access to the Silicon Valley facility. The transaction, which values the property at more than $1,000 per square foot, highlights the continuing strategic shift by major technology companies to monetize corporate real estate while retaining operational control through long-term leases.
